   Every home buyer should receive a home inspection prior to their investment. The number one excuse I hear is "It was a new home I didn't think I needed a home inspection". Usually I hear this after the sale and new home buyer is stuck with a major structual problem and a large bill to correct the situation. These are just a few examples of what home inspectors find every day in our community.



Here is a new construction home The trimmer rafters were cut backwards and only bearing on 1 inch of the engineered roof trusses. (Inspector: Mike Schulz)

   Should a newly remodeled home have a home inspection? The buyer of this home feels you should. A lot of money and time was spent to remodel this bathroom. Maybe they will do it right next time. During a home inspection it is a common practice for a home inspector to step on each side of the toilet for weak spots. This time it paid off. The buyer said this discovery alone was well worth the price for a thorough home inspection.(Inspector: Russell Buchanan -Home Gauge)

   This was a home inspection performed for a first time home buyer who worked in the construction field. He did not want a home inspection and assured his wife that he inspected the home top to bottom. His wife prevailed and during the inspection a fuse box containing double and triple taps were found. Also, the 14 gauge wiring can not handle the high amp rating for the fuses. No question about it, this is a major fire hazard. He is now one of my biggest referring clients.    This home was just over 10 years old when inspected. The home itself was in great shape. What could happen if this handyman wiring was not located. Dried water stains were located on top of this outlet box which was placed inside of a cabinet below the kitchen sink. Notice the water supply line next to the outlet box.

   This was a newer home with a huge great room (20X35) over a crawel space. Notice the beam.  Where are the supports? This could of been a costly mistake. (Inspector: Dennis Schiavone)

   During an exterior inspection a seperated foundation was located. The slab for the house was also sinking. A  1 1/2 inch decline 3 feet from the exterior wall was observed.
